Yesterday, I had what is now becoming a rare event, I had a Beacon Hill condo showing. Before you congratulate me, it didn’t go as well as I would like. The couple loved the condo, except it only had a shower stall and not a bathtub.

Perhaps it’s me, but I can’t even remember the last time I sat in a bathtub, I prefer showers.

Now let’s get serious, this week I was asked, whether replacing a bathtub with a shower would hurt resale value. The answer? It depends on the type of property.

If you own a single-family home or a larger condo likely to attract families, it’s smart to keep at least one tub. Families with young children usually need one.

But if you have a one- or two-bedroom condo that will appeal more to singles or couples, a shower-only setup is usually fine. It can even make the bathroom feel more spacious and may be a plus for buyers with accessibility needs.

This is the type of job that requires permits in Boston, so I recommend hiring a licensed contractor who will pull and close out permits for you.
