Are you ready to buy a Boston condo?

Am I ready to buy a Boston condo is a question I get asked frequently. Although there are a number of factors to look at in the market, the best time to buy is usually when you are ready.

Let’s define ‘ready to buy’.

By ready, I mean several things:

  • You are ready financially. You have met with a lender and are pre-approved. You have enough money for the down payment and closing costs.
  • Your credit is in good shape. You can still get financing with poor credit – but it will cost you. Depending on your situation, you can improve your score over a few months and get much better financing terms. If that is the case, it might be better to hold off a bit.
  • You have a steady job. Without a job (or other source of income) you won’t be able to get financing, unless, of course, you are paying cash. If you are concerned with good reason that your job might be in jeopardy or you might get transferred soon, it might be better to hold off.
  • You know where you want to buy. Maybe not exactly which building, but at least narrowed down to an area, such as the Green Line Corridor or a specific Boston neighborhood.
  • You have seen enough places to have a sense of what you want. Looking on line is a good place to start but you really need to see places in person.
