We’re in the begining of the 2018 Boston condo market.  A look at what’s out there reveals very little inventory in well-established, popular Boston neighborhoods such as Back Bay and Beacon HIll. But there are houses and condos available; you just need to know where to look for them.

Here’s a snapshot of what’s on the Boston market per neighborhood:

Back Bay Single-Family Homes

There is just 1 single-family home on the market as of this writing, with an average list price of $5,500,000 .

Back Bay Condos

Back Bay condo resales represent the largest share of the currently available 57 condos listed in the Multiple Listing Service (MLS).  Only 5 Back Bay condo listings are under $1M.

Beacon Hill Single-Family Homes

There are  just 12 Beacon Hill single-family homes on the market as of this writing, with an average list price of $4,566,000

Beacon Hill Condos

MLS only indicates 16 Beacon Hill condos for sale with an average list price of $3,846,344.

I’m not expecting many sellers to put their properties on the market between now and the end of Janauary.  After that, we can probably expect inventory to gradually hit the market starting in mid- to late Febuary 2018.
