First 8 steps in the buying process.

Here are 15 steps you should take when buying a Boston condo:

Understand your finanances

Get organized, understand your finances. Do a credit report on yourself this will be an overview how banks will rank you in obtaining a mortgage. Credit reports play an important role in obtaining a mortgage.

Understand the mortgage industry

Finding a mortgage lender is very important to you in obtaining a mortgage. Learning about the mortgage process will help you in buying that Boston condo that you’ve been dreaming about.

Getting pre-approved  for a mortgage

You want to be pre-approved before looking at Boston condos for sale. By having a pre-approval letter when submitting an Offer to purchase makes it look more attractive to the Seller.

Determine what you want, need and must have

Buying a Boston condo does not have to be as difficult  as you might think. The process can be easy if your familiar with the Boston condo market and then narrow down what your wants, needs and must haves before you start your search.

Find the right real estate agent

having a good relation with your Boston condo broker is essential, most importantly make sure you easy access to your broker. All my clients can call, text or email me 24/7.

Making an Offer

When you find a Boston condo your agent will draft an Offer to purchase. this will include the offer price, down payment, P&S dated and closing date. In Boston all Offers are submitted with a $1,000 check that will only be cased of the Offer is accepted.

Purchase & Sales

The P&S is the more formal contract that usually takes place about 2 weeks after the Offer has been accepted.  At this time you will need your 20% down payment. The P&S is drated and edited by the buyers and sellers attorneys

Home Inspection

Home inspections are generally done about 17 days of the acceptance of your offer. The home inspection will reveal if there are any issues with the property that you want fixed before the closing. If the Seller refused to fix it, you can walk away from the deal.
