This morning, I checked MLS to see what the most recent sales were in Boston. One sale in particular caught my eye. CL Waterfront Properties just sold a Ritz Tower condo, 3 Avery St #506, at a sales price of $623,000, which averages to $484.82 per sq ft. To give you a comparison, the average 2nd or 3rd floor walk-up in the Fenway in 2010 sold for $574.00 per sq. ft.
One point of interest: 3 Avery Street is the only tower at the Ritz that doesn’t have a washer/dryer in the units.
