Median prices for single-family homes sold in Boston last year slipped 2 percent to $327,500 from $335,000. But home prices actually managed to creep up in a few city neighborhoods, according to new stats from The Warren Group.

A new report come out today that shows Mattapan homes are selling “well above” the list price. Mattapan homes sold on average 100.56 percent of list price in the fourth quarter of 2009, according to Banker & Tradesman via ZipRealty.

It should also be noted, several Back Bay condos sold above assessed values as well.

Two big thumbs up for Vilma Dassoni, one of my agents. She just closed today on a two-bedroom at The Clarendon, #16C, for $1,220,000.
I think this brings the total number of closings to 10 for The Clarendon.
