In Boston while some indicators in February 2026 closed sales suggest a cooling, several factors and expert rankings directly contradict the theory of a general “slowdown” in the real estate market.

  • Intense Market Velocity: In early 2026, well-priced homes continue to move rapidly. Some neighborhoods, such as Roxbury, saw median days on market plummet from 166 days in early 2025 to just 10 days in January 2026.
  • Rising Sales Prices: Despite reports of a “slow” market, the average sales price in Boston reportedly jumped 19% between January and February 2026.
  • Luxury Sector Resurgence: The high-end market has “reawakened” with significant activity in Back Bay and Cambridge, where the single-family median price surged 68% year-over-year to over $3.2M by early 2026.

Interesting fact:

According to LINK, there were 387 properties that closed in October 2004.  There were 325 properties that closed in October, 2005 (and additional sales may have closed, but the agents haven’t updated LINK).

So, what is that, a drop of 16%? Not too shabby.
