    When one looks at Price Per Sq Ft, how do you factor in wether the condo inlcudes a parking spot or not??????

    Aaron, the stats provided on this Boston real estate blog post included all sales – those with parking and those without.

    If I were to eleminate all sales that included parking the avg and median Back Bay sale numbers would decrease.

    Back Bay condos sales without parking from 1/1/2012 – 3/31/2012:

    Total Back Bay condo sales – 50
    Back Bay average sales price – $694,838
    Back Bay median sales prie – $638,000
    Back Bay average price per sq ft – $690.00
