Real estate is famously all about “location, location, location,” so The Boston Real Estate Blog crunched the numbers to determine which downtown Boston locations were home to the most expensive listed real estate in 2023.

Seaport Condos

Seaport dethroned Back Bay — as the highest listing prices of downtown Boston for the new year— for the city’s highest average listing price for 2023, according to my analysis of presently listing transactions filed in MLS for March 1, 2023.

Beacon Hill Condos

The enclave of Beacon Hill saw an average list price of $2,900,000 for 31/23, enough to comfortably rank 2nd for 3/1/23.. It’s worth noting that only 28 homes are listed in the neighborhood one of the lowest in downtown Boston, so that average was likely skewed as an outlier.

Back Bay, which led this ranking in 2022, came in first last year dropped to 3rd priciest Boston condos for sale. The neighborhood generated one of the city’s priciest sales of the year at $2,695,000 average list price
