Meanwhile, 2,753 single-family homes and 754 condominiums sold over the course of the year. The median sales price hit $790,000 for single-family homes and $494,500 for condominiums. That’s up from $765,000 and $517,500 in 2024.

Of these homes, 209 single-family homes and 484 condominiums were listed for less than $500,000, marking a 34.07% and 18.92% increase respectively.

Both homes and condos spent more time on the market in 2025. Cumulative days on the market ticked up 16% for single-family homes to 58 days. For condos, the increase was more pronounced at 30% to 52 days.

“There were fewer desperate buyers and desperate sellers in 2025 than we saw at the market’s frenzied peak,” said 2026 CCIAOR President Steve Seaver. “The market is not a pressure cooker anymore, and both buyers and sellers have time to make more thoughtful decisions about offers. Even though everyone has a little bit more time to think, having a serious offer ready to go should still be at the top of the list.”
